Why Florida property claims get denied
Most denials come down to a few reasons: the insurer says the damage was not caused by a covered event, happened over time, falls under an exclusion or was reported too late. Some of those are right. Many are based on an inspection that was quick or incomplete.
We start with the denial or payment letter and your policy, then inspect the property ourselves. If the evidence supports more, we present it to the insurer and negotiate. If it does not, we tell you that, too.
Ask the insurer for its decision in writing, along with any engineer or adjuster reports. Those documents show exactly what we need to respond to.

Underpaid claims: where the money goes missing
When a claim is paid but the check does not cover the repair, it is usually one of these.
Missing line items
Tear-out, haul-away, permits, code upgrades and other steps left out of the estimate.
Low pricing
Labor and material prices below what local contractors actually charge.
Partial scope
Paying to fix part of a room, roof or floor when matching requires more.
Hidden damage
Wet materials, structural damage or contents that were never inspected or listed.
Depreciation
Depreciation that is too high, or recoverable amounts that were never claimed after repairs.
Business losses
Business personal property and lost income left out of a commercial claim.
Deadlines that matter
Florida has specific time limits for property claims. Do not wait to get help.
Notice of a new claim
For most Florida property losses, notice of a new claim must be given within 1 year after the date of loss (section 627.70132, Florida Statutes).
Supplemental claims
A supplemental claim for additional payment on a known loss generally must be filed no later than 18 months from the date of loss.
Policy duties
Your policy may require a sworn proof of loss, an inspection or documents within set time frames after the insurer asks.
Appraisal and other options
Many policies include an appraisal process for disputes over the amount of loss. Whether to use it depends on the claim.
What we can do (supplement, re-inspection, appraisal)
The right next step depends on why the claim was denied or underpaid.
Claim review
We compare the insurer's decision and estimate with your policy and the actual damage.
Re-inspection
We inspect and document the property and request a re-inspection with the insurer where needed.
Supplemental claim
We prepare and submit the additional items and amounts the first estimate missed.
Appraisal guidance
If the dispute is about the amount, we explain the policy's appraisal process and when it makes sense.

Denied and underpaid claim FAQ
Can a denied property claim be challenged?
Often, yes. A denial can be reconsidered when new evidence shows the damage is covered. We review the reason given and the facts before recommending anything.
The insurer paid, but it is not enough. Is it too late?
Not necessarily. A supplemental claim can be filed for items and amounts that were missed, within the deadlines in Florida law.
Do you only handle home claims?
No. We handle denied and underpaid claims for homeowners, businesses and condominium associations.
How are you paid on an underpaid claim?
Our fee is based only on the additional money we recover, not on what the insurer already paid, and Florida law caps it. See public adjuster fees.
Is a claim review free?
Yes. We review your letter, estimate and policy at no cost and tell you honestly whether we can help.
General information only, not legal advice. Your policy and Florida law govern your claim. Florida law and your policy set deadlines for claims and supplemental claims (section 627.70132). More answers on our FAQ page.
Other damage we handle
One loss often involves more than one type of damage. See every service on our Residential claims page.
