Roof Claims Are Some of the Most Disputed
When a roof leaks, the insurer will want to know why. Was it storm damage, or age and wear? That question often decides whether the claim is paid, so the cause of the damage has to be documented carefully.
Northside Adjusters inspects the roof and the interior, records storm-related damage like lifted shingles, cracked tiles and damaged flashing, and presents the full claim, including the ceilings, walls and contents the leak affected.
Some Florida policies pay roofs on an actual cash value basis or use a roof payment schedule based on roof age. We read that part of your policy with you.

First Steps When Your Roof Leaks
- Catch the water and move belongings away from the leak.
- Photograph ceiling stains, wet areas and any visible roof damage from the ground.
- Have a temporary tarp or repair installed and keep the invoice.
- Report the claim, then call us for a free inspection.
Common Causes of Roof Leaks
Most covered roof claims start with a storm or another sudden event.
Wind Damage
Lifted, creased or missing shingles and loose or cracked tiles after a storm.
Falling Trees and Limbs
Impact damage that breaks the roof covering or decking. See dropped object claims.
Damaged Flashing and Vents
Flashing, vent boots and roof penetrations that fail and let water in.
Wind-Driven Rain
Rain forced under roofing materials during strong storms.
Hail Damage
Bruised shingles and damaged roof components after a hailstorm.
Hidden Interior Damage
Wet insulation, stained ceilings and damaged drywall below the leak.
Roof Claim Denied? What We Check First
Roof claims are often denied or reduced for reasons that deserve a closer look.
"Wear and Tear" or "Old Roof"
Age alone does not mean a storm did not damage the roof. A close inspection can show storm-created damage.
Spot Repairs Instead of a Full Roof
A repair may be offered where materials cannot be matched. We review whether a larger repair or replacement is justified.
Interior Damage Left Out
Some estimates cover the roof but miss ceilings, insulation, walls, floors and contents.
Roof Payment Schedules
Some policies reduce payment based on roof age. We check whether your policy includes one and how it applies.
How a Public Adjuster Helps with Roof Claims
We show the insurer what happened to the roof and what it will take to fix it properly.

Roof Leak Claim Questions
Does homeowners insurance cover a leaking roof?
Usually, if the leak was caused by a covered event like a windstorm or a falling tree. Leaks from age, wear or lack of maintenance are often excluded.
My insurer says my roof is too old. What can I do?
Ask for their report in writing. An older roof can still be damaged by a storm. We inspect it and document storm-related damage.
Will insurance replace my whole roof?
It depends on the damage, your policy and whether matching materials are available. We review the damage and the policy to see what should be paid.
Is interior damage from a roof leak covered?
When the roof damage is covered, the resulting damage to ceilings, walls, floors and contents is often covered too. Make sure it is included in the claim. See water damage claims.
Should I get a tarp on my roof?
Yes. Temporary repairs to prevent more damage are expected under most policies. Keep photos and receipts.
Do you charge for a roof inspection?
No. Our inspection is free. We are paid a percentage of the settlement, capped by Florida law, and only if there is a recovery.
