Water Damage Is More Than What You Can See
Water moves under flooring, behind baseboards and into wall cavities. A claim that only pays for the stained area often leaves wet drywall, swollen cabinets and damaged insulation behind, and that is how mold starts.
Northside Adjusters represents you, not the insurance company. We find the full extent of the damage, show how it happened and present a complete claim, so the repair covers everything the loss actually affected.
Stop the water first and keep receipts for any emergency drying or plumbing work. Reasonable steps to prevent further damage are part of your duties under the policy.

First Steps After a Leak
- Shut off the water at the main valve and turn off power to wet areas.
- Take photos and video of every wet room before anything is moved.
- Call a water mitigation company and keep every invoice.
- Report the claim to your insurer, then call us for a free inspection.
Common Causes of Water Damage in Florida Homes
Most claims we see start inside the home, not from the weather.
Burst or Leaking Pipes
Supply lines, slab leaks and old cast iron or galvanized drain lines can fail without warning.
AC and Water Heater Leaks
Clogged condensate lines, failed drain pans and leaking water heaters soak ceilings and floors.
Appliance Failures
Washing machine hoses, dishwasher seals, ice maker lines and refrigerator connections.
Roof and Window Leaks
Storm-driven rain through a damaged roof, window or door. See roof leak claims.
Toilet and Sink Overflows
Overflows and failed wax rings can affect the bathroom, nearby rooms and the ceiling below.
Water From a Neighbor
In condos and townhomes, water from the unit above or next door is a frequent cause.
What Insurers Often Underpay or Deny
Water claims are some of the most disputed claims in Florida. These are the issues we see most.
"Long-Term Leak" Exclusions
Many policies exclude repeated seepage or leakage over time. Insurers sometimes apply this to sudden losses, so the cause and timeline need to be documented.
Only Paying for the Visible Stain
Moisture readings often show water far past the stain. We map the wet areas so hidden damage is included.
Tear-Out and Access Costs
The cost to open walls or floors to reach a leak is often covered even when the broken pipe itself is not.
Caps and Repair Programs
Some policies limit non-weather water damage or use a managed repair program. We check what your policy really says.
Water Damage Claim Help From a Licensed Adjuster
We prepare the claim the way the insurer's own adjuster does, with the evidence on your side.

Policy Review
We read the water, mold and exclusion wording and explain what applies to your loss.

Water Damage Help Across Southwest and South Florida
Southwest Florida
Seasonal homes in Cape Coral, Fort Myers and Naples can sit empty for weeks while a slow leak spreads, and older block homes often have aging plumbing. We inspect every property in person.
South Florida
In Miami-Dade and Broward, we see many claims from high-rise condos, where water travels from unit to unit, and from older homes with original cast iron drain lines.
Water Damage Claim Questions
Does homeowners insurance cover water damage?
Usually, if the water damage was sudden and accidental, like a burst pipe or a failed supply line. Damage from flooding or a leak that continued over a long period is often excluded. The exact wording in your policy decides.
Is the broken pipe itself covered?
Often the repair of the pipe or appliance is not covered, but the water damage it caused and the cost to access the leak may be. We check both parts of the claim.
Should I wait for the insurance adjuster before drying my home?
No. Take photos, then start drying right away. Waiting can make the damage worse, and your policy expects reasonable steps to protect the property. Keep every receipt.
What if my insurer says the leak was long-term?
Ask for the reason in writing. Moisture patterns, plumbing reports and photos can show when and how the damage happened. We gather that evidence and respond for you.
Can you help if the water came from my neighbor's unit?
Yes. Condo and townhome water losses can involve your policy, the association's policy and sometimes the neighbor's. We sort out who owes what. See our condo association services.
How much does a public adjuster cost?
The inspection is free. Our fee is a percentage of the settlement, capped by Florida law, and if there is no recovery, there is no fee.
General information only, not legal advice. Your policy and Florida law govern your claim. Florida law and your policy set deadlines for claims and supplemental claims (section 627.70132). More answers on our FAQ page.
