Flood Insurance Claims

Flood Claims Follow Different Rules

Most homeowners policies exclude flood. Flood damage is usually paid by a separate flood policy, such as one through the National Flood Insurance Program (NFIP) or a private flood insurer, and those policies have their own forms, limits and deadlines.

After a storm, one home can have a flood claim and a wind claim at the same time. Northside Adjusters documents what the water did and what the wind did, so each policy is asked to pay its share and nothing falls through the gap.

Flood policies have strict proof-of-loss rules. Report the loss right away and keep copies of everything you send to the insurer.

First Steps After a Flood

  1. Stay out until it is safe and power to the home is off.
  2. Photograph the waterline on walls, furniture and appliances.
  3. Remove water and wet materials, but photograph what you throw away and keep small samples.
  4. Report the flood claim, then call us for a free inspection.
Common Causes

Common Causes of Flood Damage

Flood means water that rises from outside and covers normally dry land.

Storm Surge

Hurricanes and tropical storms push seawater inland, sometimes several feet deep in coastal neighborhoods.

Heavy Rain and Poor Drainage

Slow-moving storms overwhelm streets, canals and retention ponds.

River and Creek Overflow

Rivers rise after days of rain, as the Imperial River has in Bonita Springs.

Water Entering at Ground Level

Floodwater pushes in under doors, through garages and into lower floors.

Mud and Sewage

Floodwater carries mud, debris and sewage, which adds cleaning and replacement costs.

Water That Stays for Days

Standing water damages drywall, insulation, cabinets and floors, and leads to mold.

Where Claims Go Wrong

What Flood Insurers Often Underpay or Deny

Flood policies are written differently from homeowners policies. These are common problems.

  • Wind Versus Water Disputes

Insurers may blame flood for damage the wind caused, or the other way around. Clear evidence of each cause matters.

  • Limits for Lower Areas

Flood policies limit what they pay for some lower-level areas and contents. We check what applies to your home.

  • Missed Contents and Cleanup

Contents coverage, debris removal and cleaning are often left out or undervalued.

  • Proof-of-Loss Problems

A late or incomplete proof of loss can hold up or reduce payment on a flood claim.

Areas We Serve

Flood Claims in Southwest and South Florida

Southwest Florida

Coastal and low-lying parts of Fort Myers, Naples, Bonita Springs and Estero and Punta Gorda have seen storm surge and rain flooding in recent hurricanes. We inspect homes in person across Lee, Collier and Charlotte counties.

South Florida

In Miami-Dade and Broward, heavy rain, high tides and surge can flood streets and lower floors. We help with both NFIP and private flood policies.

Questions

Flood Damage Claim Questions

Does my homeowners insurance cover flood damage?

Usually not. Most homeowners policies exclude flood. Flood damage is normally covered by a separate flood policy, such as an NFIP policy. Wind damage from the same storm may still be covered by your homeowners policy.

Can a public adjuster help with an NFIP flood claim?

Yes. We can document the loss, prepare the estimate and the information for your proof of loss, and communicate with the flood adjuster for you.

What is the difference between flood and water damage?

Flood is water rising from outside and covering normally dry land. Water damage usually means water from inside the home, like a burst pipe. Different policies cover each. See water damage claims.

What if both wind and flood damaged my home?

Both claims can be filed. We document which damage was caused by wind and which by water, so each insurer pays for its part.

Should I throw away flooded items?

Remove wet items to prevent mold, but photograph each one first, note the brand and model, and keep small samples of flooring and materials when you can.

How much does it cost to hire you?

The inspection is free. Our fee is a percentage of the settlement, capped by Florida law. No recovery, no fee.

General information only, not legal advice. Your policy and Florida law govern your claim. Florida law and your policy set deadlines for claims and supplemental claims (section 627.70132). More answers on our FAQ page.
