How contingency fees work
Florida public adjusters are paid a percentage of the insurance money recovered on your claim. There is no hourly bill and nothing to pay upfront. No money recovered means no fee.
The percentage is written in the contract in large bold type before you sign. At Northside Adjusters we go over the fee with you at the free inspection, so there are no surprises. The rules below apply to residential and condo unit owner policies; commercial contracts state their own terms.

Florida fee caps (10% / 20%)
Section 626.854(11), Florida Statutes, limits what a public adjuster can charge on residential and condo unit owner claims.
10% for emergency claims
For claims tied to an event under a governor's state of emergency, made during the year after the declaration.
20% for other claims
For claims not tied to a declared emergency, and after that first year.
20% on supplemental claims
On a supplemental claim, the fee is based only on the new money recovered, never on earlier payments.
0% on earlier payments
No fee on money the insurer had already paid, or committed in writing to pay, before you signed.
1% on fast limit payments
If the insurer pays the policy limit for a coverage quickly (within the time frames in the law), the fee on that part is capped at 1%.
No fee on the deductible
The fee cannot be based on your deductible, and fees on additional living expenses need a separate signed agreement.
What a Florida public adjuster contract must include
Florida law (sections 626.854 and 626.8796) requires specific items in every contract.
The fee in bold type
The percentage of compensation in at least 18-point bold type before your signature.
Licenses and contact details
The public adjuster's and firm's names, license numbers, address, phone and email.
Cancellation rights
You can cancel within 10 days of signing, or for emergency claims within 30 days after the loss or 10 days after signing, whichever is later, without penalty.
Estimate within 60 days
The adjuster must give you a written, itemized estimate within 60 days of the contract, or you may cancel.
Is a public adjuster worth the cost?

Small, simple claims
If the damage is minor and the insurer's offer is fair, you may not need us. We will tell you that.
Large or complex claims
Roof, water, fire and hurricane claims with hidden damage are where full documentation usually changes the outcome.
Denied or low offers

What does a Florida public adjuster charge?
A percentage of the recovery, capped by Florida law: generally up to 10% for claims tied to a declared emergency in the first year and up to 20% for other claims. The exact rate is in your contract.
Do I pay anything if you do not recover money?
No. No money recovered means no fee.
Can I cancel the contract?
Yes. You can cancel without penalty within 10 days of signing, and longer for claims tied to a declared emergency. You can also cancel if you do not receive a written estimate within 60 days.
Is the fee taken from money the insurer already paid?
No. Florida law does not allow a fee on payments made before you signed with the public adjuster.
Is the inspection free?
Yes. The inspection and claim review are free and there is no obligation.
