Common water losses in Cape Coral homes

A lot of Cape Coral houses were built in the 1970s through the 2000s, and many are second homes. That mix means aging supply lines, AC drain pans that overflow in the summer and leaks that run for days before anyone is home to see them.

We represent you, the policyholder. We read your policy, map the moisture room by room and put together a claim that covers the drying, the tear-out and the rebuild, not just the stain on the ceiling. More on how this works on our water damage claims page.

Turn off the water and start drying right away. Keep every invoice from the plumber and the water mitigation company; those costs belong in the claim.

First steps after a leak in Cape Coral

  1. Close the main shut-off valve. Most Cape Coral homes have it near the street or on the side of the house.
  2. Photograph every wet room, ceiling and cabinet before anything is moved.
  3. Call a licensed water mitigation company and keep their moisture logs.
  4. Report the loss to your insurer, then call us at 888-888-8591 for a free inspection.

Common causes

Where the water usually comes from

Most of the water claims we handle in Cape Coral start inside the house.

AC condensate overflows

Clogged drain lines and rusted pans in attic or closet air handlers soak ceilings, walls and flooring.

Supply line and pipe failures

Braided lines under sinks and toilets, water heater connections and older copper or CPVC piping.

Appliance leaks

Washing machines, dishwashers, ice makers and refrigerator lines that fail while the house is empty.

Roof and window leaks

Wind-driven rain through damaged tile, flashing or window seals. See roof damage in Cape Coral.

Leaks in seasonal homes

A leak in a home that sits empty for the summer can spread for weeks. The timeline matters to the insurer.

Condo unit-to-unit water

Water from the unit above or next door can involve your policy and the association's master policy.

Where claims go wrong

What insurers dispute on water claims

These are the arguments we answer most often on Cape Coral water claims.

  • "It leaked over time"

Policies often exclude repeated seepage. We document when and how the damage happened so a sudden loss is treated as one.

  • Paying only for what shows

Water travels under tile and behind baseboards. Moisture readings show the real footprint of the loss.

  • Access and tear-out

The cost to open a wall or slab to reach the leak is often covered even when the failed part is not.

  • Water damage sub-limits

Some Florida policies cap non-weather water damage unless certain conditions are met. We check what your policy says.

How we help

How we handle your Cape Coral water claim

We do the same work the insurance company's adjuster does, for your side of the table.

  • Moisture mapping

Readings and photos room by room, so hidden wet drywall, insulation and cabinets are part of the claim.

  • Cause and timeline

We record the source of the water and when it started, which is what most coverage decisions turn on.

  • Line-item estimate

Drying, removal, rebuild and matching materials, plus damaged belongings, priced item by item.

  • Negotiation

We meet the insurer's adjuster at the property and keep pushing until the claim is resolved.

Questions

Cape Coral water damage FAQ

Does homeowners insurance cover a burst pipe in Cape Coral?

Usually the water damage from a sudden burst is covered, and the pipe itself often is not. Long-term leaks and flooding are commonly excluded. Your policy wording decides, and we review it with you at the inspection.

My AC drain line overflowed. Is that covered?

Often, yes, if it was sudden and accidental. Insurers sometimes argue it was a maintenance issue, so photos of the pan, the line and the wet areas are important.

Nobody was home when the leak started. Does that hurt my claim?

It can make the timeline a question. Plumber reports, moisture readings and utility records help show how long the water ran. We gather that for you.

Should I wait for the insurance adjuster before drying?

No. Take photos, then dry the house. Waiting makes the damage and the mold risk worse, and your policy expects you to protect the property.

Do you charge for the inspection?

No. The inspection is free. We are paid a share of the money we recover, within the limits Florida law sets, and nothing at all if we recover nothing. Details on our public adjuster fees page.

General information only, not legal advice. Your policy and Florida law govern your claim. Florida law and your policy set deadlines for claims and supplemental claims (section 627.70132). More answers on our FAQ page.
