Water damage claims we see in Fort Myers
Fort Myers has historic homes with old plumbing, newer gated communities with second-floor laundry rooms and plenty of mid-rise condos. A failed line upstairs can soak two floors, and a slow drain leak can rot a subfloor before it shows.
Northside Adjusters works for you, not the insurance company. We inspect, document and price the damage, then present and negotiate the claim. We also handle water damage to small business properties; see our commercial claims page.
Report the claim promptly and keep a simple log: when you found the water, who you called and what they did. Insurers ask for exactly that.
First steps after water damage
- Stop the water at the valve or appliance and cut power to wet rooms.
- Photograph and video the damage, including inside cabinets and closets.
- Get a mitigation company to start drying, and ask for their moisture readings.
- File the claim, then call 888-888-8591 for a free inspection.

Pipe, AC and appliance leaks
These are the sources behind most Fort Myers water claims we work on.
Slab and drain line leaks
Leaks under the slab or in older cast iron and galvanized drains that show up as damp floors or odors.
Second-floor leaks
Upstairs bathrooms, laundry rooms and air handlers that send water through the ceiling below.
Appliance and fixture failures
Water heaters, washer hoses, dishwasher seals and toilet supply lines.
Storm-driven rain
Rain forced in through a damaged roof, soffit or window during a storm. See roof leak claims.
Condo and townhome leaks
Water that crosses from one unit to another, where more than one policy may apply.
Business property leaks
Restrooms, kitchens and rooftop units in offices, shops and restaurants.
Why water claims get underpaid
The claim is often approved, just for less than the repair really costs.
Drying but no rebuild
Some offers cover mitigation and stop there. Cabinets, flooring and drywall that were removed still have to be replaced.
Mismatched flooring
When only part of a continuous floor is damaged, matching the rest is a common dispute. We document the layout and materials.
Low pricing
Estimates that use outdated or below-market prices for Lee County labor and materials.
Missed contents
Furniture, rugs, electronics and stored items that were wet but never listed.
What a public adjuster does on a Fort Myers water claim
Clear evidence and a complete estimate, presented the way insurers review claims.

Fort Myers water damage FAQ
How long do I have to report water damage?
Report it as soon as you can. Florida law sets an outside deadline for giving notice of a property claim, and policies also require prompt notice. Waiting makes the damage, and the claim, harder.
The insurer approved drying but not repairs. What now?
That usually means the claim is not finished. We document what was removed and what has to be rebuilt and submit the rest of the claim.
Can you help with water damage to my business?
Yes. We handle water claims for offices, retail and restaurant properties, including the building and business personal property.
Will a public adjuster slow my claim down?
Not in our experience. A complete, well-documented claim gives the insurer fewer reasons to ask for more information.
What does it cost?
The inspection is free. We are paid a percentage of the recovery, capped by Florida law. No recovery, no fee. See public adjuster fees in Florida.
General information only, not legal advice. Your policy and Florida law govern your claim. Florida law and your policy set deadlines for claims and supplemental claims (section 627.70132). More answers on our FAQ page.
Other damage we handle
One loss often involves more than one type of damage. See every service on our Residential claims page.
