Master policy vs. HO-6 in Naples condos
In a Florida condominium, the association's master policy usually covers the building structure and common elements, while each owner's HO-6 policy covers the interior items the declaration and Florida law assign to the owner. Where that line falls is where most disputes start.
We read the declaration, the master policy and the loss facts together, then build the association's claim. We also explain to unit owners which parts belong on their own policies. More on our condo association services page.
Boards: report the loss to the master carrier promptly and keep minutes of any emergency repair decisions. Insurers often ask for both.
First steps for the board
- Make the building safe and authorize emergency mitigation.
- Have the manager photograph common areas and affected units, with dates.
- Notify the master policy carrier and keep the claim number.
- Call 888-888-8591 to schedule a free building inspection.

Condo association claim FAQ
Who hires the public adjuster, the board or the owners?
For the master policy claim, the association does, through the board. Unit owners can have their own HO-6 claims, and we explain how the two fit together.
Does the master policy cover the inside of units?
It depends on the declaration and Florida condominium law. Generally the association covers the structure and some original items, and owners cover their improvements and contents.
Can you work with our property manager and engineer?
Yes. We coordinate with the manager, engineers and contractors so the claim and the repairs move together.
How is the fee handled for an association?
The fee is a percentage of the recovery, stated in the contract the board signs, and there is no fee if there is no recovery. See public adjuster fees.
Do you handle HOAs as well as condos?
Yes. We handle claims for homeowners associations on their common property and buildings.
General information only, not legal advice. Your policy and Florida law govern your claim. Florida law and your policy set deadlines for claims and supplemental claims (section 627.70132). More answers on our FAQ page.
